WORKING PROCEDURE

 

Full knowledge of all key aspects (technical, legal, fiscal and administrative) of the property selling-buying process gives us a global vision, allowing us to act quickly and to assign our resources in the most efficient manner.

We offer an approximately 45 minute long initial meeting free of charge in our office or via video-conference. Jointly with the client we carry out an initial analysis and we prepare our service proposal.

Our consulting comprises four phases:

1. PRELIMINARY STUDY At Situas we contrast the actual status of the property with the information provided by the client. The result helps to decide whether to discard or to continue with the process of buying the property.

2. INSPECTION AND VERIFICATION Verification reports reveal all decisive aspects in the concrete determination of the condition of the property.

3. NEGOTIATION AND PURCHASING During the negotiation stage we design a solidly based strategy for closing of the transaction.

4. DESIGN AND PROJECT MANAGEMENT The prior work helps us to expedite the change in ownership once the transaction has been carried out and to take on construction works if necessary.
